Removing finishes exposes the framing, the wiring, the plumbing and any concealed damage, which is why what gets found at this stage so often changes the scope that follows.
It is also where a renovation can go wrong before construction even starts. Removing a wall that turns out to be load bearing, cutting a chase through a shear wall, or dropping debris onto a slab that then cracks are all avoidable with the right sequence and the right protection.
Knowing what stays
Before anything is removed, it has to be established which walls carry load, which are shear walls the wind design depends on, and where services run. That is a drawing question rather than a judgement call on site. A wall that looks non-structural can be carrying the roof, and on a Florida house a wall can also be part of the wind-resisting system without carrying any vertical load at all.
Pre-1980 buildings and asbestos
On any structure built before 1980, the surfaces being removed may contain asbestos. Floor tile and its mastic, popcorn ceiling texture, duct wrap and some joint compounds are the common locations. Disturbing those materials without the required survey and notification is a regulatory matter rather than a safety precaution, and it has to be settled before demolition starts, not discovered during it.
Protecting what remains
Dust and debris travel further than expected. Sealing off the work area, protecting floors and stairs along the haul route, and controlling dust at the source is what keeps the rest of the building usable during the work. On an occupied property that is the difference between a renovation you can live with and one you cannot.
